Can I cancel my listing at any time?
If your home is not selling the problem is probably that you are priced too high. If you decide that you will be better served by listing with a local “Full Service” brokerage, we will be happy to refer the listing to them. The new brokerage will need to pay us a $1295.00 referral fee upon closing.
Do I have to pay a commission to an agent that brings the buyer?
Yes. real estate agents do not work for free. To be listed in the MLS, you must advertise a commission to the agent (cooperating broker) who represents the buyer. If a real estate agent presents an accepted offer and it goes to closing, you pay the commission advertised in the MLS listing. The commission is paid at the close of escrow. Generally, we recommend offering (2.5% to 3%.) to a buyers’ agent.
Do you assist me when I receive an offer on my property?
Yes! We review all offers, prepare all counter offers, prepare disclosures and assist you all the way through to closing!
How long will my listing be on the MLS and how many photos can I submit?
We will list your property on the MLS for up to 6 months. We include the maximum photographs available on the MLS listing. Please note that each MLS is unique in the total number of photos available to us. Usually 25 photos.
If I find a buyer not procured by an agent, do I have to pay a commission?
You only have the $1295.00 fee to Tri-Star Realty. We will handle all the paperwork. If there is no Buyers agent, there is no buyer agent commission and you can pass the savings on to the buyer in the form of a lower sales price.

What is the Local MLS?
The MLS is a cooperative listing service among licensed real estate agents and brokers. Members of the MLS input detailed information regarding properties available for sale into a database that is distributed to all participants in the MLS. All members of the MLS have a right to show/sell an advertised property and are promised a commission should they present an offer that results in the successful sale of an advertised property. The vast majority of home sales are made through participation in the MLS.
Why would I want my property listed in the Local MLS?
As a For Sale by Owner, your exposure to potential buyers is limited. Your choices for advertising are generally confined to: Zillow, Trulia, yard signs, newspaper ads, and “FSBO” type websites Often this is not enough to attract the best buyers. Since most of the buyers are working with the local real estate agents, the best way to reach these buyers are through the local MLS. Real estate agents are motivated to show and sell properties listed in the MLS because the seller has already agreed to pay a commission.
Will my listing appear anywhere other than the MLS?
Yes. Your home will also appear on REALTOR.com, Zillow and Trulia. You will also appear on the websites of the local real estate brokers that display MLS listings.
